excel, word, access, project, visio, auto cad and cmms software applications knowledge of russian, kazakh, english. client motor vehicle drivers license ability to understand and follow verbal and written instructions at a high professional standard excellent communication skills at all levels of the organization knowledge and understanding of rok safety, msds, health & environmental legislation ability to motivate people and embrace implement management of change throughout the maintenance department ability to strategically develop opportunities in a dynamic environment ability to implement continuous improvement programs which are measurable and provide both tangible and intangible benefits to the department ability to understand and be familiar with general maintenance work flow processes, procedures and systems responsibility: the function of a facilities maintenance manager is to manage and develop the maintenance functions. the manager is to directly supervise, lead and assist the administration & support unit and indirectly all other facility maintenance units in regards to all related work order requests within the facilities maintenance scope of work with high emphasis on safety, quality and cost as required for the department and as directed by the company management for the client on a daily basis enforcing a safe environment for customers and staff by abiding with all the procedures and policies as established by the client and the company deal with emergency situations in accordance with company and client policies and procedures report and record all near misses, injuries, provide feedback to management regarding hazards in the workplace and any other health, safety and security issues which may have impact on company business model high standards of performance and behaviour. develop team commitment and co-operation, encourage and promote team performance develop and update company and industry knowledge/ seek internal training opportunities appropriate for position as agreed with management and outlined on company training matrix/ update skills, knowledge and qualifications and licenses to maintain a high level of competence/ directly and indirectly responsible for all personnel assigned to work in the maintenance and project management department in accordance with company personnel and training policies maintaining regular contact with the client or their representative and to attend structure review meetings as appropriate to monitor the progress and quality of works and recognize potential problems and take necessary actions to save expenditure to analyze alternative systems of work and recommend the optimum solution within defined constraints ensure all works are carried out in accordance with the company quality assurance system carrying out regular audits as required within the quality assurance system to afford technical support to the operation either in-house or out-sourced as appropriate to ensure all operations are compliant with all statutory or regulatory requirements to assess and counter operational risks through analytical appraisal taking due cognizance of health and safety within the workplace in line with safety requirements, undertakes planned general inspections and conduct daily tool box safety meetings organize and direct the safe and efficient implementation of the facilities maintenance preventative and corrective maintenance and other project works requests in accordance with the company’s high quality and safety standards monitor preventative and corrective maintenance performance of the unit and maintain it within the set key performance indicator targets provide support/coaching to all technical related issues work closely on all maintenance department issues including but not limited to; manpower, stock and materials, vehicles, datastream 7i and other related cmms applications, rok compliance in environmental, health and safety requirements, training programs, operational issues, etc prepare and sign all necessary work permits in order to carry out all scheduled works and quality control check works once completed summarize and assist the in preparing all weekly and monthly reports to client and company management to take part in acceptance of newly commissioned or reconstructed equipment and check quality of repair to provide fulfilment of rules, instructions, prikazes, regulations and directions of management conduct weekly meetings with all facilities maintenance units with the management
